What electrical maintenance covers

  • Fault service. Tripping circuits, failed lighting, dead outlets, faulty switches and the intermittent problems that are hardest to pin down. See fault finding.
  • Scheduled inspections. A walk through the site with a tester and a thermal camera: boards, connections, RCDs, emergency lighting, and anything that's warmer than it should be.
  • RCD and safety switch testing to AS/NZS 3760, with the results recorded. See RCD testing.
  • Test and tag of portable equipment, leads and portable RCDs. See test and tag.
  • Emergency and exit lighting testing to AS 2293, 6-monthly and annually. See emergency lighting testing.
  • Lighting maintenance. Lamp and driver replacement, sensor faults, and the point where replacing a whole run with LED costs less than keeping the old fittings alive.
  • Minor works. The extra outlets, the relocated switch, the new circuit for the machine that arrived on Tuesday.

How a maintenance arrangement works

There's no lock-in. We visit, list what's on the site, agree a testing schedule that matches the standards that apply to you, and set a rate. From then on you get a known electrician who has seen the site, priority over scheduled work when a fault comes in, and a folder of test records that's complete before an auditor, insurer or WorkSafe inspector asks for it. Out-of-hours attendance for maintenance customers is arranged in advance rather than negotiated at 9pm.

Why preventative maintenance is cheaper than the alternative

A loose connection at a switchboard costs 20 minutes to find with a thermal camera and 5 minutes to fix. Left alone it becomes a burnt-out busbar, a shutdown and a board replacement. An RCD that hasn't been tested in 3 years is a coin toss on the day it's actually needed. The maths on maintenance isn't complicated; the discipline is. That's what the schedule is for.

Do you offer maintenance contracts?

We offer maintenance arrangements without a lock-in. A schedule, a rate, a known electrician and priority on faults. If it stops working for you, you stop.

How often should a commercial site be inspected?

It depends on the site and the standard that applies. RCD testing under AS/NZS 3760 ranges from 6-monthly to 2-yearly depending on the environment, emergency lighting is 6-monthly and annual under AS 2293, and a general thermal inspection of boards once a year catches most connection problems. We set the schedule to your site, not to a template.

Can you maintain more than 1 site?

Yes. Several of our customers are facility and property managers with multiple buildings. 1 contact, 1 set of records, 1 rate.

Do you do residential maintenance?
